Imagine receiving a prequalification and when it came time to close (30 days earlier than quoted, with less than 30 days to close) everything changes. The prequalification was at a lower income by over $12K and they said they just needed my 2021 extensions. Once they were provided they stated that they now wanted full tax returns. I prepared them in a rush myself as my tax preparer is out of the country until next month and sent them in. They then stated they needed them filed with the IRS. (we are now 15 days from close) They asked for efile but with my preparer out of the country that would require me to find a preparer to accept a new client and get it done. I told them I could file them with IRS directly by drop off and asked twice and then completed the delivery and sent the stamped copies in. They refused them. Now that they have been filed no preparer can efile for at least 30 days as they are considered filed by the IRs. ALL of their failures to provide accurate requests is costing me grey hairs and a $2,500 credit as I try to find alternative financing and pray that the property will even appraise due to the falling housing pricing. BEWARE of this company!!!!

They screwed up over by not notifying us of closing, drawing out there matching process and NOT COMMUNICATING ANYTHING TO US during the entire process. We were working with other banks to get the best rate and TMHF backed us into a corner not allowing enough time to barrow from a conventional bank. The banks were all EXTREMELY responsive with same hour response times wheres TMHF took multiple days to communicate information to us IF they even answered our questions and concerns.
