What a disaster. Though your experience may differ....Here's my take-away ..Equity has little to do with a reverse mortgage. At the very most, it's a home equity loan. You will STILL need money, to GET money. It's not about where you have been, but rather, where you are going. One is scrutinized closer, and made to jump through more hoops, than a first-time millennial home buyer, with a less than impressive income. The Overlord underwriter and the initiating loan officer do not have much of a relationship. MOO is reticent to be up front with their interest rates and closing costs (which may literally, take your breath away) Little did I ever think, when I was listening to my ILO touting words like "opportunity", "safe", and "beneficial".... I would later be thinking of words like malfeasance, negligence, and discretionary authority. I accumulated my experiences, conclusions, and assumptions by being embroiled in a 70 day long reverse mortgage application, with Mutual of Omaha. I was more concerned with the BBB reviews (which are great) than those of real-time, actual customers. Big mistake. I write this review only as an advisement.

Bait and switch, beware veterans, will switch you to a FHA so they can charge you mortgage interest. Wanted me to pay $12K in loans and associated fees, another $16.5K in mortgage insurance and a point higher in interest than my current mortgage. So they will make in excess of $25K in order for me to cash out and receive $20K cash out. Does that even make sense? Pure greed screw the customer. The loan officer Kyle L. never answered my questions, would not trust him with a bag of dog poop! Veterans should run away from them!

Don't waste your time or money with this company ......They are scammers! My mortgage rep was named Christian. T and he would say anything and everything to gain our confidence in him. When things started going left he would say his team dropped the ball and tell my husband and I to sign papers regardless if they were wrong to avoid a delay on the loan. I let him know we didn't feel comfortable signing anything that wasn't right and he said he would talk to his manager to fix the problem and we would get an updated Disclosure (final ) with the "right" numbers. Well, three days passed and we didn't hear anything so we took him for his word and assumed everything was corrected and the numbers would add up to the numbers he gave us over the phone. Unfortunately, that was a big mistake. The day of the closing we recieved a call from Christian (15 mins before the closing was to take place) informing us the numbers were wrong and to add 3000 to their closing fee. ( which he knew the entire time but didn't inform us till the last minute) When we informed him we were not okay with that he flipped out and started yelling at us, said he was not that experienced with the loan process and yelled over and over again that he has spent more than enough time on the loan even after hours and we should basically be grateful and proceed with the closing. Needless to say we didn't sign because we refused to be bullied into a loan with last minute fees of 3000 or more, I also don't think it was very professional for Mr.Striker (supposedly Christian's T. manager) to call us and spend 40 minutes telling us how" green" Christian was and how his lack of experience shouldn't be a reflect on the company. After what I've experienced with this company the 1 star rating is very generous. ****I strongly urge you to**** 1. PLEASE...Hold on to your appraisal money (which they won't refund), 2. Avoid the stalling tactics.( because they don't have a clue) 3. Don't fall for the "last minute" fees they try to throw at you with the assumption you will not walk away..( which we did). UPDATE****** WARNING!!! PLEASE DONT USE YOUR BANK /DEBIT CARD! It has been 24 days since we walked away (nothing signed) from the scammers and they used my bank info to charge me 350.00. which was definitely not authorized. Originally I wasn't going to post a review because I considered it as a lesson learned but when you're being spiteful, unprofessional, shady and trying to illegally steal money from my account without authorization, its time to warn others of your deceptive ways and just how vengeful Mutual Omaha Mortgage Company can be when they are exposed.

Mutual of Omaha mortgage division is a complete waste of time. Unprofessional and total liars. Do not waste your time with these jerks. 800 score, more money in investments than the mortgage amount, and still denied by stupid so called mortgage professionals. Do yourself a favor and look elsewhere. These imbeciles at MOO do not return emails, phone calls, or text messages. All of their staff should be fired.

I was referred to this company by a realtor after my first loan was denied by another lender. The loan officer was very thorough and explained everything, however the first problem he identified was debt to income ratio being too high. He identified some accounts to pay off to bring it down to approval levels. When that was completed the loan officer then asked that all disputes be removed, when that was completed that caused my scores to plummet 46 points, this through me out of the scores needed for a loan, each time they asked for something to be paid off or removed from my credit, they caused my score to continue to go down from a middle score of 660 to 613. Then I received a call that 613 is too low for their loan approval. I told them it was their constant use of factual data and checking for updates on items they wanted to improve that caused my score to go down. It was nothing I did. So now we’re out of 325 for home inspection, 475 for appraisal, I hope I can get my 1000 earnest money back. Each time I did what they asked to be approved, none of it ever gave me the approval in their system. I’m loss, I guess I’ll get the loan denial letter soon.

Mutual of Omaha Mortgage Scottsdale 8777 E Hartford Dr, Suite 110, Scottsdale, AZ. 85255 Signed purchase contract on 2/27. Loan Processor ordered verification of mortgage on rentals and current property 1 week before closing. Asked for multiple documents several times. Seller, generously (which they didn't have to do) extended closing date twice, in addition to the original timeline. My selling agent questioned me about why I chose to use them. My insurance agent, when working with processor to get them insurance coverage info, was dumbfounded by her conversation with them. After having met every single condition, my loan was denied (today) when I was asked for something at the last minute, three days before the final extension deadline, which I did not have and could not obtain anywhere...there was no documentation for it. I have a security deposit on the line and paid appraisal fee and home inspection services. If you do not want envision this type of experience please consider my experience. This is not how a home buying experience should be. It should be a positive and amazing one. My wife and I and my two girls and in-laws are now displaced for a few weeks.
